Case Study: Small Flat Roof Torch-on Waterproofing Upgrade
Location: Essingwood Road, KwaZulu-Natal, South Africa
Project: Small office extension waterproofing
Issue: An office extension was constructed by extending a concrete slab two meters along one side of the building. The original membrane waterproofing had deteriorated, leading to potential water ingress and structural risks.
Overview:
The client required a durable and reliable waterproofing solution for the newly extended office space. Given the failure of the previous membrane, the goal was to implement a long-lasting waterproofing system that could withstand exposure to the elements while ensuring optimal performance over time.
Problem Diagnosis:
- Upon inspection, the following issues were identified:
- The existing waterproofing membrane was aged and failing, leaving the roof vulnerable to leaks.
- UV exposure had contributed to the degradation of the original waterproofing system.
- A robust solution was needed to provide enhanced protection against water ingress and long-term durability.
Solution Implementation:
Target Roofing & Waterproofing upgraded the roof by installing a torch-on waterproofing system, a highly effective and widely used method for flat roofs. Key steps included:
- Surface Preparation: Cleaning and priming the roof to ensure proper adhesion of the torch-on membrane.
- Installation of Torch-On Membrane: Applying a high-performance, heat-fused bituminous membrane, ensuring a watertight seal.
- UV Protective Coating: A UV-resistant maintenance coat was applied to protect the torch-on layer from degradation due to sun exposure.
- Guarantee & Maintenance Plan: The system was installed with a 10-year guarantee, contingent on UV maintenance being performed every 2–3 years to maintain optimal performance.
Outcome:
- Enhanced Waterproofing: The torch-on system provided a seamless, watertight barrier, ensuring complete protection against leaks.
- Long-Term Durability: With routine UV maintenance, the system will remain effective for over a decade.
- Reliability: Torch-on waterproofing is a well-proven method, ensuring the office extension remains dry and protected from environmental damage.
