Issue: The client’s roof was experiencing severe leaks due to a deteriorated underlay system. Additionally, wind damage from a recent heavy storm had worsened the condition of the roof, compromising its integrity.

Overview:

The Atasca restaurant at Delcairn Centre had persistent leaks due to improper waterproofing installation. The original tile roof underlay was not extended beneath the tile roof where the timber boards started, leading to water ingress. Additionally, the torch-on waterproofing on the flat concrete section had deteriorated over time and required replacement to ensure long-term protection.

Problem Diagnosis:

  • Decayed Underlay System: The existing underlay had significantly degraded, leading to continuous water leaks.
  • Storm Damage: Heavy winds had loosened tiles and damaged the existing batten system.
  • Borer Infestation Risk: The location’s vulnerability to Borer infestation necessitated the use of treated timber for longevity.

Solution Implementation:

  • Underlay Replacement: The existing, failing underlay system was carefully removed and replaced with a new, high-quality under-tile membrane designed for enhanced water resistance.
  • Batten Replacement: All battens were removed and replaced with new SABS-approved CCA-treated battens. These battens were selected specifically to resist Borer infestation, thereby increasing the roof’s lifespan.
  • Structural Integrity Check: The roof’s structure was inspected for any additional weaknesses before reinstallation of tiles.
  • Final Reinstallation: The tiles were meticulously repositioned and secured to ensure proper alignment and weather resistance.
