Issue:

The client reported persistent roof leaks, primarily originating from the valleys of their tiled roof. Upon inspection, we identified that the existing valley iron had suffered severe heat damage, leading to the degradation of the under-tile membrane. As a result, water was seeping through the compromised areas, increasing the risk of structural damage and mold growth.

Overview:

 

Tile roof valleys are one of the most common areas where leaks develop due to excessive heat exposure. The metal valley iron absorbs intense sunlight, transferring heat to the under-tile membrane and causing it to become brittle over time. Once the membrane deteriorates, water can easily infiltrate, leading to leaks and potential roof failure.

Problem Diagnosis:

  1. The existing valley iron had corroded and retained excessive heat, accelerating underlay deterioration.
  2. The under-tile membrane had become brittle and ineffective due to prolonged heat exposure.
  3. The roof battens showed signs of decay and needed replacement to ensure proper support for the tiles.

Solution Implementation:

 

  1. Removal of roof tiles in the affected valley sections to expose the underlying structure.
  2. Replacement of the under-tile membrane with a high-quality, heat-resistant underlay to enhance waterproofing.
  3.  Installation of new battens using SABS-treated, CCA-treated, S5-grade, export-grade timber for increased durability.
  1. Upgrading to Zincalume valley iron, a highly durable and heat-resistant material that minimizes heat transfer, preventing future degradation of the underlay.
  2. Reinstallation of tiles with precise alignment to ensure proper water drainage and long-term protection.

Outcome:

  • The newly installed Zincalume valley iron significantly reduced heat retention, extending the lifespan of the underlay.
  • The roof’s waterproofing was fully restored, eliminating the risk of leaks.
  • The use of high-quality battens and membranes improved structural integrity, ensuring long-term reliability.
  • The client received a 10-year guarantee, providing peace of mind and confidence in the solution.
