Case Study: Low-Pitched Tile Roof Waterproofing at Delcairn Centre (New Tesco Restaurant)

Project: Waterproofing and re-roofing of the front timber roof extension and flat concrete roof
Issue: The timber roof extension at the front of the restaurant was poorly constructed, causing leaks due to an incomplete underlay and tile roof waterproofing installation. The existing waterproofing on the flat concrete roof also needed replacement and maintenance.

Overview:

The Atasca restaurant at Delcairn Centre had persistent leaks due to improper waterproofing installation. The original underlay was not extended beneath the tile roof where the timber boards started, leading to water ingress. Additionally, the torch-on waterproofing on the flat concrete section had deteriorated over time and required replacement to ensure long-term protection.

Problem Diagnosis:

Upon inspection, the main issues identified were:

  • The underlay stopped where the boards started, creating a vulnerability where water could penetrate.
  • The torch-on waterproofing was aging and required maintenance to sustain its effectiveness.
  • The overall waterproofing system needed reinforcement to provide long-term protection against leaks.

Solution Implementation:

To resolve these issues, Target Roofing & Waterproofing implemented the following steps:

  1. Extending the Waterproofing Layer: The flat roof waterproofing was extended underneath the tile roof by approximately one metre (or three tiles up the steeper angled section). This ensured complete coverage and eliminated potential leak points.
  1. Full Torch-On Waterproofing Replacement: The existing torch-on membrane was removed and replaced with a new high-quality system to provide a durable, watertight seal.
  2. Silver Coat UV Protection: A silver coat UV maintenance layer was applied over the full waterproofed area to enhance durability and protect against long-term sun exposure.

Outcome:

  • The extended waterproofing effectively sealed off previous leakage points, preventing future water ingress.
  • The newly applied torch-on waterproofing and silver coat maintenance layer improved the longevity and resilience of the flat roof.
  • The project was completed with a 10-year guarantee, providing the client with peace of mind and long-term protection.
